Berkeley housing stock is mostly Craftsman and Victorian — divided-lite sashes, wood frames, storm screens. We price and clean for that, not for a generic tract house.
Both sides, hand-detailed with a squeegee and scrim. Divided lites get done pane by pane — no smearing a whole sash in one pass and calling it done.
Standard on every jobScreens come out, get washed and dried flat so the mesh doesn't bow. Tracks are vacuumed first, then wiped — otherwise you're just making mud.
Included · full serviceSprinkler spotting and the salt film that blows in off the bay. Lifted with a cerium oxide polish and a rotary pad — never a razor blade on tempered glass.
Assessed on siteCarbon-fibre water-fed poles and deionized water from the ground up. Nothing leaning on your gutters, no ladder feet punching into the siding or the flower beds.
Hillside homes welcomeSolano, San Pablo, Fourth Street, Telegraph. Weekly, biweekly or monthly — done before you unlock, invoiced monthly so you're not paying per visit.
Recurring · net 15Panel rinse with deionized water — no soap residue to bake on and cut your output. Gutters cleared by hand, bagged, and photographed before and after.
Add-onHow it works
Walk the house once and count the windows. Sliding door counts as two, a picture window counts as one. Close enough is fine — the estimator handles a range.
≈ 2 minutesThe quote tool below gives you a real range on the spot. Send it over and we confirm the exact number, in writing, usually the same day.
Same dayWe text when we're on the way. You don't need to be home for exterior-only work — just unlock the side gate and point us at the hose bib.
2–4 hrs typicalBefore / after
A north-facing bay window in the Berkeley flats after one winter. Salt film, redwood pollen, and sprinkler overspray along the bottom rail.
West-facing glass within a couple miles of the shoreline hazes over in about six weeks. It's not dirt — it's a mineral layer, and it needs surfactant, not a hose.
Sprinklers throw calcium onto the lower six inches. Caught early it wipes off. Left for two summers it etches into the glass permanently.
Late spring, every year, all over North Berkeley and Kensington. It's sticky enough that a dry wipe just grinds it into the surface.

Not for exterior-only work — we just need access to the side gate and an outdoor spigot. For inside-and-out we do need someone there to let us in, and we'll give you a two-hour arrival window the day before rather than an all-day one.
Rain on clean glass doesn't actually dirty it — what leaves spots is dirt already sitting on the frame washing down. If your windows look worse within seven days of a job, text us a photo and we come back and redo the affected panes at no charge.
Yes. Water-fed carbon poles reach about 40 feet from stable ground, so most El Cerrito and Kensington hillside homes are done without a ladder ever touching the house. If a face genuinely can't be reached safely, we'll tell you before booking instead of finding out on the day.
Usually. Light mineral spotting comes off with an acidic gel and a lot of dwell time. Deep etching — where the mineral has eaten into the glass — needs a cerium oxide polish, and some of it is permanent. We test one pane first and tell you honestly what's recoverable before charging for the whole house.
Yes, and carefully — no pressure, no ammonia, no scrapers. Original Victorian glass in the Berkeley flats is thin and already stressed. Flag it in the notes and we'll hand-clean those sashes separately.
Card, Zelle, Venmo or check, after the work is done and you've looked at it. No deposit for residential jobs. Storefront routes are invoiced monthly, net 15.
Access to the side gate, a working outdoor spigot, and somewhere to park within a reasonable carry of the house. If any windows are behind furniture or a locked room, move what you can before we arrive — we would rather not shift your things. Everything else we bring.
